Assessor

The Tax Assessor's function involves the discovery and listing of all real property within the City of Englewood.  The Tax Assessor's responsibilities include:

  • The Determination of Assessment
  • Listing of all properties on the Real Property Tax List
  • Added and Omitted Assessment Lists
  • Administration and defense of City Assessments in tax appeal proceedings 
  • Valuation of new construction for assessment

To search the assessment database, a user can search by inputting either the street address, owner name or the tax block and lot assigned to the particular parcel.

The City's Tax List is updated annually to maintain equity in how the property tax burden is distributed.  While the value model is only updated when the City undertakes a complete reassessment or revaluation of ALL property, the Tax Assessor's office maintains the model by updating property assessments were new construction or assessable renovations are undertaken or adjusted accordingly when property structures (identified as 'improvements') are potentially removed, demolished or when land areas are sub-divided or assembled with other properties.

Chapter 75 Post Cards are mailed annually in mid-February with the exception of years where the City is ordered to complete a reassessment or revaluation of all assessment, in which case postcards are typically mailed by mid-March.  Taxpayers have the right to file an appeal of their assessment with the Bergen County Board of Taxation if they believe the assessment is not supported by comparable property sales.  Tax appeal forms (with instructions) can be obtained on the Bergen County Tax Board Website (https://bergencountynj.gov/boards-commissions/about-board-of-taxation/or by calling the Bergen County Tax Board at 201-336-6300. The annual deadline to file an appeal is April 1 unless the City has completed a revaluation or reassessment in which case the deadline is extended until May 1.
